SITE AND ZONING ANALYSIS
STRATEGY & PLANNING
Whether an addition/remodel or new construction, analyzing the existing natural site, existing structures, local zoning codes and ordinances and neighboring characteristics for your project are critical. Our first step is an in-depth analysis of the zoning and building requirements by applicable agencies or corporate brand standards. We will verify all existing conditions and potential challenges.

DESIGN DEVELOPMENT
CONCEPT EVOLUTION
Just like each project, every client is unique. We stylize our design approach and presentations to each client so you have a clear understanding of our vision. In addition to traditional architectural drawings and sketches, we use 3D computer visualizations and Virtual Reality simulators so you can literally walk through your building prior to making any final design decisions. You can feel being at the doorsteps of your new home or office or luxury hotel suite.

Every detail matters. The goal is simple: provide a comprehensive set of design documents that capture every aspect of the project minimizing questions and change orders. We also offer in-house Interior Design and Landscape Design services for a fully coordinated result. We are well versed in coordinating approvals from all involved agencies, including Local & State Building Departments; Home Owner's Association, and California Coastal Commission.

Communication is key. We provide personalized service throughout the whole process, from initial design concepts to move in date and you will deal with the same people from start to finish. A successful project delivery is the result of having a clear and experienced design and construction team. We guide our clients through the contractor negotiation phase and seamlessly follow through with any oversights or cost mitigation options. We are there for every step of the way providing detailed walk throughs and regular site visits.
